Big 5 Sporting Goods store in planning stages

It’s been a long arduous process for the newest commercial property to get to the planning stages of opening its new store. Big 5 Sporting Goods will break ground next week.

The property where the store will be located belonged to MFR Properties LLC and is the current site of Nick Moore’s “Team Sports,” at 1201 S. Loop Road. The site actually fronts on Carlton Street across from Charlotta Business Center.

Moore said after the property was put under contract six months ago, the work really began. Since the entire piece of property stretching from Highway 160 up Carlton Avenue also encompasses the shops at the southwest corner of Loop Road, it had to be surveyed and then sub-divided.

Moore said, “That piece is part of the whole block. It all had the 1201 S. Loop Road address and was all part of the same tax map.”

After the survey was completed, it had to be approved and the subdivided piece issued a tax map number, which also had to be approved and recorded. The entire time, the good-faith deposit from the sales contract was being held in escrow waiting for there to be a deed and tax map to which it could be attached. The final signatures were obtained late last week.

No time was wasted turning the power off to the existing Team Sports building so it could be removed.

Crews began disassembling the interior structure Monday morning, which, according to Worth Williams Properties principal Worth Williams, “was part of the contract,” meaning MFR Properties is responsible for removing the building.

Williams said his company, which works as a purchasing agent and construction supervisor for commercial properties, is ready to pull the groundwork permit and begin grading, and signage.

“We’ve sub-contracted the work to Trico, a local construction company in Pahrump. They will be responsible for street amendments as well.” Plans call for the building to be 10,000 square feet with 38 parking spaces.

The building plans call for curb, gutter and sidewalks among other things.

Steve Osborne, principal planner for the Nye County Planning Department said, “The site development plans and review comments for the new Big 5 store are in the review stage and do not yet have final approval from Nye County. I spoke with Building Safety staff and they informed me that a building permit application has been submitted to them, but those plans are also still in the review stage; a building permit has not yet been issued.”

Williams said there are two separate permits; one for the groundwork and one for “going vertical.” He said, “We’re still waiting for final approval on the building permit.”

The county’s other requirements included dust control, a statement from Utilities Inc. to affirm continuation of service to the property, water line extensions, and an asphalt parking lot. Landscaping is also in the plans.

Williams said, “Big 5 has been looking at this area for a long time and they are glad to finally get this project underway.”

He said the vertical building plans should be approved and the permit should be ready in the next two weeks.

“It’s Worth Williams Properties’ responsibility to acquire the land, submit plans according to Big 5 specifications and get them approved, sub-contract the work and deliver the building to Big 5 on schedule. We are planning delivery in August.”

He said depending on other projects for the sporting goods store, the interior fixtures and inventory should be in place sometime in September or “at least before Thanksgiving.”
